That is the load-bearing sentence on this page. What follows is more useful, because there is real evidence about what this developer charges. Modern Spaaces Sarjapur Road is the working title used on this site; Modern Spaaces has not announced a marketing name for the development. The title names the corridor, not the frontage; the parcel sits about a kilometre off the Sarjapur Road (SH-35) alignment, in Chikkadunnasandra village, Anekal Taluk. The missing name and the missing price have the same cause — the scheme is at the approvals stage.
Section 3 of RERA 2016, and why a pre-registration price is not a price
This project is not registered with the Karnataka Real Estate Regulatory Authority. There is no registration number, and no application is pending.
Section 3 of the Real Estate (Regulation and Development) Act 2016 says that a promoter shall not advertise, market, book, sell or offer for sale any plot, apartment or building in a project that falls in a registrable class until that project is registered with the Authority. The prohibition is on the promoter, and it covers advertising and marketing — not merely the moment of sale. A rate quoted for an unregistered project is therefore not an early price. It is a number circulating outside the framework that would make it enforceable.
This microsite is an information and enquiry resource for a scheme at the approvals stage. It is not a booking channel, and it does not carry a price because there is no price it would be lawful for the developer to publish.
The practical consequence for a buyer is simple. If money is asked of you against this project before a K-RERA registration number exists — an expression of interest, a pre-launch token, a "blocking" amount — the transaction sits outside what the Act permits, whatever it is called on the receipt. Wait for the registration.
Where the project does stand: Standard Terms of Reference were granted on 2 July 2026 under proposal number SIA/KA/INFRA2/582779/2026, and the environmental clearance application was filed on 18 August 2026 and remains under verification. A Terms of Reference is permission to conduct the environmental impact study. Nothing is environmentally cleared, and RERA registration has not begun.

One note on tier 3 that is specific to this developer. The site modernspaces.in is an authorised channel-partner site operated by Diggaj Realty. It is not a squat domain, and treating it as one would be unfair. But it publishes a Karnataka RERA registration in the agent class — an /AG/ number — and an agent registration registers the agent, not any project. If a page shows you an /AG/ string beside a project name, that string is not the project's RERA number, and its presence tells you nothing about whether the project is registered. For Modern Spaaces Sarjapur Road, no project registration number exists to publish.
What Modern Spaaces publishes for its own launched projects
This is the tier-1 material, read from the developer's own website on 27 August 2026. It is the strongest pricing evidence available for this project, and it is why this page can say anything useful at all.

Read the ladder rather than any single rung. Across the projects on its published rate card, setting Soulace aside for a moment, the developer quotes from the mid-6,000s to the low 9,000s per square foot, and the position on that ladder tracks the product and the road. The two Chikka Tirupathi Road projects sit at the bottom. The two Kada Agrahara projects sit in the middle, with Engrace Vista well above Green Storeys. Serene Heights 1, which the developer's own page describes as being on Sarjapur Road, sits at the top; note that although Modern Spaaces markets it, its Karnataka RERA registration stands in the name of a separate entity, Urban Rays LLP.
Soulace is the exception, at Rs 11,806 and Rs 13,286 per sq ft. The developer's page does not tell us the village or the product type behind those two rates, and without knowing what they are rates for, they cannot be used to argue anything about a 45-storey apartment scheme at Chikkadunnasandra. They are listed here for completeness and then set aside.

For two of these projects the developer publishes the full mapping — the size and the price of a named configuration — which lets the published rate band be checked rather than taken on trust.
Green Storeys, Survey 44, Kada Agrahara — K-RERA PRM/KA/RERA/1251/308/PR/170125/007394 — is described on the developer's page as 135 units on 2.64 acres, ground plus nine floors, with a stated possession date of December 2026. Its published units:

The arithmetic is Rs 98,00,000 ÷ 1,349 = Rs 7,265 per sq ft, and Rs 1,30,00,000 ÷ 1,851 = Rs 7,023 per sq ft. Those two quotients are exactly the published band, Rs 7,023 – 7,265. The rate band on this developer's page is not a marketing range; it is the literal span of its own mapped units. That is worth knowing, because it means the ladder above can be read as real transaction-facing pricing rather than as a decorated estimate.
Serene Heights 1, Sompura Village, is described as 240 units on 4.5 acres, basement plus stilt plus ten floors, with a stated possession date of July 2027. Its published entry price is Rs 1.51 crore and its top price is Rs 1.87 crore for a 2,030 sq ft 3 BHK. Rs 1,87,00,000 ÷ 2,030 = Rs 9,212 per sq ft, which is the floor of its published band of Rs 9,212 – 9,241. The largest unit carries the lowest rate, which is ordinary.
A worked example, which is not this project's price
Here is one cost calculation done end to end, so the method is visible. It is Green Storeys' price, not Modern Spaaces Sarjapur Road's, and it must not be read as this project's price.
A buyer is told "2 BHK from Rs 98 lakh". That headline is a number without a denominator, and on its own it is not comparable with anything. The unit is 1,349 sq ft. Rs 98,00,000 ÷ 1,349 sq ft = Rs 7,265 per sq ft. Now it is comparable — against Engrace Vista at Rs 8,459 – 8,500, against Serene Heights 1 at Rs 9,212 – 9,241, against a registered neighbour.
Two cautions that survive into any real cost sheet. First, that rate is only meaningful if you know which area it is quoted on; a rate on super built-up area and a rate on RERA carpet area are different quantities and cannot be compared. Second, Rs 98 lakh is a base consideration, not the money that leaves your account. Everything in the section on the Karnataka cost stack, below, sits on top of it.
Again: Green Storeys is a different project, in a different village, at a different scale, with a stated possession date in 2026. Nothing in this example is a price for Modern Spaaces Sarjapur Road.
The gap in the rate card: 77 East, in this same village
One absence is worth naming. Modern Spaaces has already registered a project in Chikkadunnasandra Village itself — 77 East, K-RERA PRM/KA/RERA/1251/308/PR/200103/003119, at Survey 7/4, Cozy Home Layout, Chikkadunnasandra Village — with a second phase registered afterwards. That is the strongest thing anyone can say about this developer at this location: it has registered and built in this exact revenue village before.
But 77 East does not appear on the developer's published rate card. The projects that do are at Chikka Tirupathi Road, Kada Agrahara and Sompura. So the one Modern Spaaces project in this village comes with no published rate, and the published rates all come from elsewhere. That is the shape of the evidence, and pretending otherwise would be the easiest way to mislead you on this page.
An indicative envelope for Chikkadunnasandra, and how it is derived
With that on the table, here is the one estimate this page will make. It is an estimate. It is our arithmetic, not the developer's, and the developer has published nothing for this project.
Indicative envelope: Rs 8,460 to Rs 9,240 per sq ft.
The derivation, in full:
- The floor is Engrace Vista, at the developer's own published Rs 8,459 – 8,500 per sq ft. Engrace Vista is a Kada Agrahara project, and it is the highest-rated of the developer's mid-corridor apartment schemes. Chikkadunnasandra is a later scheme at a materially larger scale — the granted Terms of Reference records 826 residential units and a club house over two basement levels, ground and 45 upper floors, on 7.60 acres, with 177,241.32 sq m of built-up area. A launch-vintage and specification uplift over Engrace Vista is arguable on those facts, so the envelope starts just above Engrace Vista's own top rate.
- The ceiling is Serene Heights 1, at Rs 9,212 – 9,241 per sq ft. That is the developer's on-road product, at Sompura, and it is the highest apartment rate Modern Spaaces publishes anywhere on this corridor.
- The envelope is the span between them: from just above the developer's best mid-corridor rate to just below its best on-road rate.
The estimate carries all the usual weaknesses of an estimate and one specific to this project: it is derived from schemes of a different building typology. Every project on that rate card is a low- or mid-rise. This is a 45-storey filing. High-rise construction is not priced the same way as a ground-plus-nine block, and the direction of that difference at launch is not something we can settle from the material available. Treat the envelope as a range to test the developer's eventual number against, not as a forecast of it.
The ceiling, and why we will not go above it
You will meet higher numbers quoted for this project. This page publishes none of them, and nothing above Rs 9,241 per sq ft.
The reason is specific. Rs 9,241 is the top of Serene Heights 1, which is the highest rate Modern Spaaces publishes for any apartment project anywhere. To place Chikkadunnasandra above it, you would have to argue that this scheme commands a premium over the developer's own best-located product. The filings do not support that argument on location. The site sits about a kilometre off the Sarjapur Road (SH-35) alignment, reached by village roads; Serene Heights 1 is described by the developer as being on Sarjapur Road. An uplift over the developer's mid-corridor projects can be argued. Exceeding its own on-road ceiling, from a site a kilometre off the road, cannot.
Ventara Residences at Chambenahalli: an independent cross-check
One tier-2 comparable is worth running, because it comes from a different promoter and so tests the developer's ladder from outside.
Ventara Residences, Survey No 131, Chambenahalli Village, promoted by Capstone Properties, holds K-RERA registration PRM/KA/RERA/1251/308/PR/051224/007269. Two of its mapped units imply the following:

The arithmetic: Rs 1,45,00,000 ÷ 1,610 = Rs 9,006 per sq ft; Rs 2,85,00,000 ÷ 2,890 = Rs 9,862 per sq ft. Chambenahalli is the village of Modern Spaaces' own registered office.
That range — roughly Rs 9,006 to Rs 9,862 per sq ft — sits above our envelope's ceiling at the top end. It does not license raising the ceiling. Ventara is a registered project by a different promoter with its own product, and the ceiling here is set by what this developer charges, which is the more relevant constraint on what it will charge next. What the cross-check does establish is that the envelope is not absurdly high for the micro-market: an independent registered project nearby prices in the same neighbourhood of numbers. Note also that this registration number belongs to Ventara Residences specifically; it should not be attached to any other project name.
The unit sizes a rate would multiply are themselves unconfirmed
A rate per square foot only becomes a price when you multiply it by a size, and this is where the chain breaks for Chikkadunnasandra.
The project information circulated to us describes a mix of 2 BHK, 2.5 BHK and 3 BHK homes, with size bands attached. The brief itself marks them tentative. They are unconfirmed, they appear in no filing, and there is a further problem with them: as supplied, the bands overlap incoherently. The 3 BHK band begins at a size below where the 2.5 BHK band begins, and below the top of the 2 BHK band. Read literally, they would let a 3 BHK be smaller than a 2 BHK.
We have not corrected those numbers, because correcting somebody else's unverified figures produces a number that is nobody's. We have not multiplied them by the envelope either. Multiplying an estimated rate by an unconfirmed size that contradicts itself would produce a ticket price with two soft numbers inside it and the appearance of precision on the outside. That is exactly the kind of figure that ends up quoted back as fact.
What can be said about the mix, plainly: the scheme is expected to offer 2, 2.5 and 3 BHK apartments. The sizes will be settled by the sanctioned plan and stated as RERA carpet area in the registration. Until then, no ticket price for a configuration in this project is available from any honest source.
Rs 415.11 crore is a project cost, not a sale price
The granted Terms of Reference states a project cost of Rs 415.11 crore. It is the only large rupee figure in the public record for this scheme, and it will be misread.
It is the promoter's declared project cost in an environmental filing. It is not a sale value, not a revenue projection and not a per-unit price. You could divide it by the 826 units, or by the 177,241.32 sq m of built-up area, and get a number that looks like a rate. We have not printed either quotient, because the filing does not state what the cost figure includes — whether it covers land, whether it covers finance and marketing, whether it is a construction cost alone — and a quotient whose denominator is defined and whose numerator is not tells you nothing you can act on. Any comparison between such a figure and a sale rate would manufacture a margin out of a definition nobody has published.
The figure is worth knowing as a measure of the declared scale of the undertaking. It is worth nothing as a price.
What a Karnataka cost sheet holds beyond the quoted rate
Whatever rate is eventually published, it will not be the money that leaves your account. In Karnataka the gap between a headline rate and a total outgo is substantial and entirely predictable in structure, so it is worth understanding now.
Charges the developer sets, which usually sit outside the base rate
- Floor rise, on a 45-storey building potentially a large component and quoted per floor or per band of floors
- Preferential location charge for a corner, a view or an orientation
- Car parking, sometimes per bay and sometimes per additional bay
- Club house or amenity charge — this scheme's filing does record a club house, so expect a line for it
- Corpus or sinking fund, usually a one-time deposit
- Advance maintenance, charged for a stated term; ask what the term is and what the rate reverts to afterwards
- Statutory deposits for water and electricity connections, and infrastructure or betterment charges where levied
- Khata, legal and documentation charges
Statutory levies, which do not go to the developer at all
- Stamp duty, levied by the State of Karnataka on the instrument. It is calculated on the consideration or on the government guidance value for the property, whichever is higher — so it is not simply a percentage of the price you negotiated — and cess and surcharge ride on top of it. It is paid at registration.
- Registration fee, payable to the sub-registrar for recording the instrument, computed on the same base.
- GST, a central levy, which applies to the sale of an under-construction unit — that is, one sold before the completion certificate is issued. The applicable rate depends on the category of the unit and on the scheme the promoter has opted into, and input-tax treatment differs between those schemes. A unit sold after the completion certificate does not attract GST. A pre-launch high-rise sold at launch will be an under-construction sale for GST purposes.
This page deliberately prints no percentages for stamp duty, registration or GST. Those rates are set by the state government and the GST Council, they are revised, and the correct figure for a particular unit depends on the consideration, the guidance value applicable on the day of registration and the category the unit falls into. Get them from the cost sheet as rupee figures, in writing, and check them against the current notified rates on the day you sign — not against a number on a website.
The area basis, which underlies all of it
Ask, before anything else, which area the rate is quoted on. A rate on super built-up area and a rate on RERA carpet area describe the same flat with very different denominators. The registration and the agreement for sale will state carpet area. If a marketing rate is quoted on a larger area basis, convert before comparing it with anything on this page.
What the Chikkadunnasandra location does and does not add to a rate
Location is the main thing that separates the rungs of the developer's ladder, so it belongs in a discussion of price. These are road distances from the site, from our routed table; none of them is a straight-line figure.

Two things follow for pricing.
The everyday layer is genuinely close. A bus stand under 2 km by road, a university under 4 km, organised retail a little past 4 km. This is not an isolated site.
The transport layer is not. There is no operational metro or railway station within 10 km of this site. Carmelaram, at 11.59 km by road, is the nearest rail connection of any kind. Sarjapur is the proposed southern terminus of Namma Metro Phase 3A, which the Karnataka Cabinet approved on 6 December 2024, with cost figures reported between Rs 25,485 crore and Rs 28,405 crore depending on the source and the DPR revision; it still awaits Union Cabinet approval. No alignment and no station location has been published, so no distance from this site to a Phase 3A station exists to be quoted. Any pricing argument built on metro proximity here is built on an alignment nobody has seen.
And the site does not front the main road: it is roughly a kilometre off the Sarjapur Road (SH-35) alignment, with local access over village roads. Frontage is one of the things the developer's own ladder is visibly paying for, which is why the envelope above stops below its on-road product.

What to demand in the cost sheet at launch
When this project registers with K-RERA and a real price appears, these are the things to have in writing before any money moves.
- The K-RERA registration number, in project class. A project number carries
/PR/. An agent number carries/AG/and registers a person or firm, not a project. Verify the number on the Authority's own portal, and check that the certificate names Modern Spaace Realty LLP and Survey Numbers 18 and 19, Chikkadunnasandra Village. - Confirmation of which Chikkadunnasandra scheme you are buying. There are two Modern Spaaces schemes filed in this village, both granted Terms of Reference on 2 July 2026 — this one at Survey Numbers 18 and 19, and a larger one under a different group entity at Survey Numbers 13, 90/1 and 91/1. They are separate projects on parcels whose filed extents do not adjoin, not phases of one masterplan. The survey numbers on the cost sheet are what tell you which is which.
- The area basis, stated explicitly, with RERA carpet area in square metres alongside whatever marketing area is quoted.
- A line-item break-up, not a lump sum: base rate, floor rise per floor, preferential location charge, parking, club or amenity charge, corpus, advance maintenance and its term, statutory deposits, legal and documentation, khata.
- Which lines attract GST and which do not, with the rate applied shown as a figure.
- The stamp duty and registration basis — whether it is being computed on the consideration or on the guidance value, and the rupee amount of each.
- The payment schedule tied to construction milestones, as the agreement for sale requires, rather than to calendar dates.
- The sanctioned plan and the approvals status on the day of the quote, including whether environmental clearance has by then been granted — as of now, only Terms of Reference exist and the clearance application filed on 18 August 2026 is still under verification.
- The declared completion date on the registration certificate, and what the agreement says happens if it is missed.
- Everything above on paper. A verbal rate for an unregistered project is not a quotation and is not enforceable.
If you want the price of this project, the only correct thing to do is wait for the K-RERA registration and the developer's own cost sheet. This page will be updated when either appears. Until then, no figure on it is a price for Modern Spaaces Sarjapur Road, and no figure anywhere else is either.

Please don't, and be wary of anyone who does. Rs 415.11 crore is a capital cost estimate submitted for environmental appraisal. It has no defined relationship to the price at which homes will be offered, because it excludes land cost treatment, marketing, finance, statutory charges, margin and the developer's own pricing judgement. Dividing it by 826 produces a number that looks precise and means nothing. We mention it here only because the figure is genuinely on the record and you will encounter it, not because it helps you value a home. Who is building Modern Spaaces Sarjapur Road?
The developer brand is Modern Spaaces, a builder that has concentrated almost entirely on the Sarjapur corridor. Its registered office at No. 73/2, Chambenahalli Village, Dommasandra Post, Sarjapura Main Road appears on the signed certificates of five group entities as well as on both of the 2026 limited liability partnerships that filed this year. The company's own About page names Shravanth Reddy and Novin Reddy as partners, and Shravanth P is the named applicant and Designated Partner on the signed Terms of Reference certificate for this project. We are not publishing the partners' full legal names as recorded at the MCA, because the only sources we could find for those are aggregator mirrors whose renderings disagree with each other.
What does the absence of RERA registration mean for me today, and can I book a unit?
You cannot lawfully be sold one. Under Section 3 of the Real Estate (Regulation and Development) Act 2016, a project falling in a registrable class may not be advertised, marketed, booked or offered for sale until the authority has granted registration. That prohibition binds the promoter and its agents, not you, but it has a practical consequence: any amount you pay now sits outside the RERA framework entirely. What configurations and unit sizes are being quoted?
Material in circulation describes a mix of 2 BHK, 2.5 BHK and 3 BHK homes, and the source that supplies those sizes labels them "tentative" itself. We treat them as unconfirmed. There is also a problem with the bands as supplied: the 3 BHK range begins at a size below where the 2.5 BHK range begins and below the top of the 2 BHK range, which would imply a three-bedroom home smaller than a two-bedroom one.
